Real Estate in Serbia

Real Estate in Serbia
The real estate market in Serbia is growing rapidly, especially in the capital of Serbia - Belgrade, and in the second largest city in Serbia - Novi Sad.

The cost of real estate in Serbia is much lower than in other European cities.

For example, the cost of real estate in Belgrade ranges from 2,000 to 5000 euros per square meter, depending on the location and quality of the property.

Prices in the city of Novi Sad are reduced and they range from 1500 to 3800 euros per square meter.

Prices in other cities are even lower - 1400 euros per square meter.
One of the advantages of investing in real estate in Serbia is that there is no minimum amount required to buy real estate at a lower price and the possibility of applying for a residence permit at the same time.

Why are properties in the capital of Serbia more and more in demand?
Belgrade is located at a historical and geographical crossroads and is considered a real estate investment center in this part of Southeast Europe.

However, the price of a square meter of a new building is not 4000 or 5000 euros everywhere. Namely, the average prices of new apartments depend on several parameters, so the final price is formed by the quality of construction, location, structure and square footage, as well as the microlocation. Each part of the city is a story in itself.

Stari grad, Vračar and New Belgrade are the most popular locations for buying an apartment in an old building in Belgrade, according to Nova.rs, a broker in the sale and lease of real estate from the "City Expert" agency. In these parts of the city, a square meter can be bought at an average price of 2,000 to 3,500 euros.

In addition to Vračar, Stari Grad and New Belgrade, in recent months there has been a great demand for apartments in Voždovac, Gornji Zemun and Zvezdara.

Why do buyers choose old buildings?
As Čobić says, buyers choose old buildings because the apartments are finished, registered, and their purchase does not carry the risks of buying a property in a new building, such as the fact that the building will not be completed.

Also, certain old buildings are of good quality, so certain people choose old buildings for that reason.

When it comes to apartments in the Old Town and Vračar, they are bought primarily by investment buyers, that is, those who plan to rent out the property and return the invested money through rent.

Now we also see the growth of our buyers from abroad, because they do not want to lose their capital due to rising inflation on a global level, so they decide to buy apartments in the city center, where it is easy to rent them out and recoup their investment for a certain period of time.
